Type 1 rooms are located on the top floor and have beautiful view on the garden area.
Type 2 rooms are located at the bottom floor and don't include mini fridge.

I stayed 7 days at Sea Breeze Hotel. I did not intend to stay so long, but the room, the beach, the hospitality was really exceptional. I was really sad to leave. I stayed till the last moment and then half a day to Negombo for my next day flight. Thanks SEA BREEZE. I definitely will come back.
Приятный гест в 3 минутах от пляжа. Жили на первом этаже в номере справа. Чисто, есть кондиционер, холодильник. Друзья поселились на втором и мы вечерами сидели у них на балконе, и наблюдали за светлячками. Посреди тихого дворика растет кокосовая пальма, с которой периодически обезьяны и павлины скидывали орехи, так что будьте внимательны. Питались почти всегда мы в "The Yellow" на пляже, где по ценам гораздо дешевле чем, например в "lucky tuna", но ничуть не хуже. Рекомендую заказать рыбу на углях, которую готовят прямо при вас с песке. Уна была наша последняя остановка на острове, отсюда мы уезжали в аэропорт Коломбо, и хозяин помог заказать такси дешевле чем предлагали в других местах, ибо сил не путешествие на поездах и автобусах уже не было.
I stayed here in Jan/Feb 2013 for 7 nights. Perfect for what i needed - close to the beach, 2 mins max, near to the Unawatuna Beach Resort (UBR), so somewhere to watch the footie or cricket! Very well priced (approx 2500 per night). My room - Shiva, also had hot water which was a bonus. Nice breakfast if you wanted it there, or go to the numerous other beach front cafe's - i used the Peacock a lot- nice guys there and sun loungers free to use (i usually ate one meal a day there there to keep them on side!), Suranga (the owner) is a top bloke, arranged an airport pick up for around 8000 and also a driver to take me to Adam's Peak and then on to Negombo for the last day or so of my holiday, so that i was on a beach but near to the airport. Lots of places to eat on the beach in the evening - a chicken curry will be approc 300-600 (£1.50-£3)!! Lion beer is good too. Friday night at the Happy Banana is a funny night.
We stayed here for 3 nights and it was perfect for our stay.
The location is great - 2min to the beach, 2min to the main road for the bus to Galle and 2min to the main shopping/restaurant road.
The room was large and clean and the location means that it's very quiet at night.
It's great value for money - one of the cheapest places we found in Unawatuna.
We stayed at Sea Breeze fo 4 days and 3 nights in December. Though not directly on the beach , its just a minutes walk away.
I would definitely come back , if only for a chat with Suranga the owner.
What I liked:

- Close to the beach
- Wella Dewalaya Road is right behind
- Ask the owner for everything and he will arrange it (Cabs, Tuk Tuks, Whale watching reservations, Scuba Dive bookings)
What I did not Like:
- You need to ask the rooms to be cleaned. Or they would be left as is.
- The bathroom was a disaster in both the rooms we got. Make sure the flush works!
Definitely stay here.
One of the best price/quality guest house in Unawatuna. No complains at all.
Breakfast was included, the manager Suranga and the staff were very helpful.
The location is excellent, 3 min to the beach. Definitely recommend to stay.

Тихое место. Расположен в небольшом саду,
где вы можете иногда увидеть разных экзотических животных:
обезьян, варана, мангуста, бурундуков, различных птиц и др…
Мы провели там 11 дней.
гестхаус находится недалеко от пляжа, 5 минут по дороге,
где много маленьких магазинчиков с разными полезными товарами. Очень хороший, отзывчивый хозяин – Суранга.
Мы не очень хорошо владеем английским,
и это было большой проблемой в общении.
Суранга позвонил своему другу Раджу, который хорошо говорит по-русски, и помог организовать пятидневную экскурсию по Шри-Ланке,
по оптимальной для нас цене, после чего мы опять вернулись в этот гестхаус, и проведя еще 6 дней, уже отсюда уехали в аэропорт.
По всем вопросам мы обращались к Суранга, и он всегда помогал нам, всегда находя для нас время и возможности.
Мы остались очень довольны проведенным временем в гестхаусе, и Шри-Ланке.
I stayed at Sea Breeze Guesthouse for 5 nights in August. The guesthouse is set back less than a minute walk to the beach - being off the main beach made it a quiet and peaceful place to stay. My room was very clean and comfortable and I really enjoyed my stay here. The guesthouse was run by a lovely man called Suranga who was always very friendly and helpful. The room had a mosquito net and fan which I found adequate in keeping the room cool and making it easy to sleep at night. I would definitely recommend staying at Sea Breeze to anyone visiting Unawatuna.
En liten bit bakom UBR och 300 meter från stranden ligger detta Guest House gömt i en lummig trädgård. Tillräckligt avsides för att få lugn och ro på natten och tillräckligt centralt för att ha nära till strand och restauranger. Stället är rent och enkelt men största tillgången är den mycket trevlige managern som hela tiden var mycket hjälpsam! I övrigt måste jag säga att Unawatuna var en av de sämsta stränderna på vår rundresa i Sri Lanka, översållad med 'beach-boys', dåliga restauranger och strandförsäljare längs en överraskande medioker strand! Tangalle några timmar österut erbjuder något helt annat! För att inte tala om hela östkusten!
Review of sea breeze Unawatala stayed from 1st-4th February 2012
We had arranged to be picked up from the airport but in the event nobody came, because of staff problems. We phoned the accommodation to check that nobody was coming before taking a taxi which cost 9500 SRP using the new fast toll road and taking 3.5hrs (instead of 5 hrs). We had not paid a deposit and it is a long way so perhaps we should overlook the fact that nobody came. Sea Breeze is a very quiet accommodation in what is probably a noisy area. There is a busy main road at the back and the beach is quite noisy as well. So if you value your peace at night it is highly recommended. However there is a lot of accommodation in the area and I do wonder if, after the first Trip Advisor recommendation, people flock to the same place whilst other, equally good places get overlooked as a result. I noticed on arrival that the water system in our block was quite noisy; it made funny tune like noises and the tap dripped. I don't know if that was the reason, but the water went off every evening at about 10pm and did not come back on till about 6am. This was a nuisance when we had to get up at 5am for the whale watching and could have been really bad if we had had been taken ill with a tummy bug. For the Internet the owner lends you a dongle, which is not very satisfactory if you don't have the software. I could not make it work so used the free wi-fi at the hotel. The included breakfast is quite basic but adequate. The mosquito netting round the bed is very nice, but there was a hole in it. Next door said he got bitten whereas he normally did not, but we were ok. Another guest had selected a more basic room and said that the power went off at one point in the night. I think having a torch is a good idea. The shower is hot but not very powerful. There is a reasonable amount of room for clothes etc. Overall I would rate the place as average for the price. The owner was very keen to arrange all our trips and our transfer to the next place. The taxi driver asked how much we paid and we told him 5000SRP and he said that the owner had only given him 4000SRP and was a bad man. This was a bit rich since the taxi driver had been trying to persuade us to back-word on our booked accommodation because he knew somewhere better. However had we known, we would not have agreed to give the money to the hotel owner. The beach is nice and there are good restaurants along it. The end we were staying at was the smarter end and, the big hotel has sun beds which you can hire for 300SRP a day. This is worth doing as the shade is limited. All in all the resort is becoming a bit touristy for our liking. It would be a good place for families though. There are too many dogs on the beach and they do poo so you have to watch your step. The bay is sheltered but beyond the bay the sea is often rough. We were pestered by local people wanting to sell things, but they were not too pushy and move on if you don't want to buy.
